PRZ Capital LLC is an investment company investing in 1st position notes secured against real estate in key geographical locations in USA.

Many property owners in the USA, have negative equity in their properties. The value of the mortgage bond is greater than the value of the property. Often these owners default on the mortgage, leaving the current mortgage holder with ownership of the property. Financial Institutions are choosing to liquidate their portfolios of non-performing loans for substantial discounts in a bid to remove these non-performing assets from their books.

PRZ Capital buys the mortgage from the current holder at approximately 70% of the current value. We then go through the time consuming and knowledge intensive process of managing the foreclosure, updating and selling the Property. The process is complex and requires extensive knowledge of bankruptcy and real estate law and high levels of innovation in both the selection of the notes and the selling process. PRZ Capital has mastered the complexity of this unusual asset type and is therefore able to earn premium returns.

Chris Phillips along with his partners Desi Rosenfield and David Zidel make up the PRZ Capital team. All three individuals have successfully managed their own businesses and they will bring this expertise to PRZ Capital. The team is made up of experienced professionals that are able to identify opportunities, execute deals, realize returns and effectively manage the costs associated with these types of investments.

Christopher J. Phillips has 20 years experience in real estate primarily in acquisitions, property development, leasing and re-positioning of commercial and residential properties for resale. Mr. Phillips is a specialist in the distressed market where his unique expertise lies in identifying, researching and deal making to acquire all types of distress properties and Notes. He creates and implements value enhancement strategies for distress properties and positions them for optimal resale. Mr. Phillips expertise is frequently sought out by investors and attorneys for help with distressed properties. Mr. Phillips has participated in various types of real estate products including land, apartment, office, and industrial. He has created and implemented marketing/sales programs for various types of commercial real estate and as a developer-broker-consultant, owned, managed, and participated in a diverse range of developments which include subdivisions, multi-family, commercial and industrial properties. In addition, he has been involved in several successful joint ventured and syndicated property deals and he has managed a number of successful real estate ventures.

Mr. Phillips has a Degree in Regional Development and Engineering from the University of Arizona and lives with his wife and two children in Tucson, Arizona.

Desi Rosenfield, President of Lapin International, joined the firm in 1993. At that time, she already enjoyed an exceptional reputation as one of Deloitte & Touche's upcoming young consultants while working with their Strategy Group in Johannesburg, South Africa. This position exposed her to the country's leading strategy experts, who pioneered South Africa's advanced methods of business strategy. Mindful of the limitations of conventional strategic thinking, Ms. Rosenfield identified the work of David Lapin as key to unleashing untold human energy for organizational effectiveness and competitive advantage. In 1993, she joined Lapin International (then known as Strategic Business Ethics) as Vice President of Strategy to further propagate Lapin International’s unique philosophies and powerful solutions among both the public and private sectors. She later spearheaded Lapin International’s expansion into the USA and is currently the company’s President.

Ms. Rosenfield has headed research teams and has led consulting engagements for a variety of large international corporations. Her experience spans many industries, including financial services, hospitality, retail, utilities, City and State Government, and Law Enforcement Agencies throughout the United States. She interacts with senior management and chief executives in the USA, Africa, Europe, and Asia. She completed her post-graduate studies in economics and finance at the University of the Witwatersrand and now, although travelling extensively, lives with her family in Arizona and Los Angeles.

Ms Rosenfield founded Dreamspace LLC in 2004 and this exposed her to the property development and real estate markets in Tucson. The company has successfully built and sold a variety of projects specializing in urban land infill. Ms Rosenfield has been involved in all the investment decisions for the company and co manages the company. She will play an integral role in the management of PRZ Capital.

David Zidel is the author of the book “Basic Business Calculations”, It was listed in position 4 of the top selling business books in Exclusive Books when first launched, it has sold in excess of 16,000 copies in South Africa. After graduating with a Bcom degree from Wits University, and a Bcom(Hons) from Unisa, David joined his father in the family property finance business. He later returned to the Wits Business School to obtain an MBA degree.

Mr. Zidel then joined a consulting company, specialising in value creation. He developed financial models that reflected the operations of the company. This enabled the company to do “what if” analysis to measure the effect certain decisions would have on value created in the business.

Mr. Zidel, has lectured on a free-lance basis at the Wits Business School for the past 13 years. He specialises in Finance and Accounting for the Post-Graduate diploma, the Management Advancement and the MBA courses. He received the Wits business school best part-time lecturer award for 2010.

Mr. Zidel together with two colleagues started a finance company, Wozipo Capital 10 years ago. This business enables companies to outsource their staff loans, reducing the finance risk to the company and freeing up cash flow.

Mr. Zidel has recently completed a Business Coaching course, through the Wits Business School. He has been active in coaching business owners as an executive coach.
